Baldwin County's April 2025 Housing Report


 

ROBERTSDALE, Ala. – Reduced home prices seem to spur an uptick in home sales for 2025. Baldwin REALTORS® Multiple Listing Service (MLS) reports year-over-year and month-over-month increases in Total Properties Sold in both the Traditional Residential and Resort/Island-based areas of the county, while both areas also experienced year-over-year and month-over-month decreases in Average Sales Prices.

In Baldwin County’s Traditional Residential area, average sales price experienced a 0.8% decrease from April 2024 at $407,956. Properties stayed on market more time with an average of 70 days, which is 16 more days than the average a year ago. There were 82 more new listings added for this area of the county than in April 2024. Total Closed Sales increased by 84 properties at 475 properties sold.

In the Resort area of Baldwin County (all of Orange Beach, Fort Morgan, and anything in Gulf Shores south of Canal Rd/180), average sales price saw a 6.0% decrease from April 2024, resulting in an average of $718,719. Listings spent more time on the on market at an average of 116 days, compared to 84 days the year prior. New inventory for this area of the county increased by 55 properties in a year-over-year comparison, bringing in 398 new listings versus 343 last year. A slight increase was reported in Total Closed Sales as 168 properties sold in April 2025, compared to 167 in April 2024.
